What good TC training covers
- Your state's purchase contract and every deadline in it: earnest money, inspections, appraisal, loan, closing.
- Opening a file: intro emails to escrow or title, the lender and the other agent.
- Chasing documents and signatures from contract to closing.
- What an unlicensed assistant can and can't do in your state.
- Keeping everyone updated, and flagging problems to the agent early.
- The software: your forms platform (TransactionDesk, dotloop, SkySlope and others) and one system for deadlines.

How to choose a course
Look for
- Your state's contract, or a national course plus your state's free guides
- The full curriculum shown before you pay
- Teachers who coordinate files now
- Practice files, not just videos
Be wary of
- Big income promises ("six figures in 90 days")
- A "certification" sold as if it were required
- No prices until you join a call
- Upsells into coaching before you've had a file
Is TC certification worth it?
Worth it if
- You're new to real estate and want structure
- You're in California and want C.A.R.'s designation
- A brokerage you want to work for asks for it
Start free if
- You've worked as an agent or an assistant
- A working TC will let you shadow them
- Money is tight: learn the contract first, then decide
How long does TC training take?
A single intro course takes a few hours. The C.A.R. CTC program is five courses, about 17 hours. Most new TCs say the real learning happens on their first few files, so plan to practice before you take on agents.
Practice before your first agent
- Get a signed contract from an agent you know (with names blacked out) and read it start to finish.
- List every deadline it sets. Then check yourself with Check my dates, which shows each date and the rule behind it.
- Run practice files. Closima has sample transactions you can load and work through: an overdue item, a closed file waiting to be paid, a contract in the inbox. Start free.
- Shadow a working TC on a real file if you can. Ask to see their checklist.
Quick answers
Do you need a certification to be a transaction coordinator?
No. No US state requires or issues a transaction coordinator certification. Certificates come from private training programs and REALTOR associations. New Mexico is the one state that requires TCs to hold a real estate license.
Is there free transaction coordinator training?
Yes. Your state's real estate regulator publishes what unlicensed assistants can and can't do, local REALTOR associations run contract classes, and you can practice reading contracts and working out deadlines with free tools before paying for a course.
What is the best transaction coordinator certification?
There is no official one. In California, the California Association of REALTORS' Certified Transaction Coordinator (CTC) designation is the best known. Elsewhere, pick a course that teaches your state's contract and shows its full curriculum before you pay.
How long does transaction coordinator training take?
A single intro course takes a few hours. The C.A.R. CTC program is five courses, about 17 hours. Most new TCs say the real learning happens on their first few files, so plan to practice.
Can you become a transaction coordinator with no real estate experience?
Yes. Organization and follow-through matter more than a real estate background. Learn your state's contract and deadlines, take a course if it gives you confidence, and start with agents who already know you.
Do you need a real estate license to be a transaction coordinator?
Usually not for administrative work under a licensed broker, but the line differs by state, especially for filling out contracts. New Mexico requires TCs to hold a New Mexico real estate license.
